My understanding, on pretty good authority is that one of the land owners (about 30 aceres in the middle of the parking lot) wants to sell the land and feels it is worth way more than the Smith Bros are willing to pay, so the Smiths are looking else where.
This is being done mostly to force the land-guys hand, however if the festival does find better land (with better hwy access etc) and begins the purchase process they will move forward with it.
High stakes poker.
The sad thing is all of the folks that have recently built booths worth 10s of thousands of dollars. Booths that could have sold a year ago for 50k are now worthless.
As Miles Silverman, head of REC said in a Wall St Journal artical years ago refering to the fact that ren fairs "own" the land, "allow" the crafters to pay for and build booths on the land and then the festival turns around and rents those booths back to the crafters:

Johnny Fox has been at the Maryland festival since my dad created the world.
I have been told by the Smiths that should he ever stop showing up I am in like Flynn though.
My info came from a conversation with another festival owner and a friend of the Smith family. It’s like insider trading but different.
It seems the fellow that owns the 30 acres in question inherited them and is more interested in having the cash in hand than the ongoing lease payments.Comment
